    Influencing Factors Analysis of Real Estate Prices Based on Gray Correlation Model——A Case Study of the Suzhou City

    • 摘要: 根据灰色关联度分析法,建立了房地产价格灰色关联度模型,利用宿州市房地产近十年价格数据(2002-2011年),对宿州市房地产价格影响因素进行了深入分析.结果表明:宿州房地产价格主要由城市经济发展水平决定,投机因素较少,具有稳步上升的空间.最后根据宿州市房地产价格的未来走势,从经济发展,人均可支配收入,商品房销售面积等方面,提出了规范宿州市房地产市场的政策建议.

       

      Abstract: On the basis of Grey correlation analysis method, a grey correlation model for real estate price is established. By use of the property price statistics(2002-2011)in Suzhou, an in-depth analysis is made of the real estate price influencing factors in Suzhou. The results show that Suzhou real estate price is mainly decided by the city's economic development level, and with few speculative factors, which allows adequate room for steadfast upward trend. And finally some suggestions were made for policies to standardize the real estate market based on the future developing trend, the economic development, the per capita disposable income and the sold space of commercial building in the city.
